Family Farm Stay, in the Swan Valley Perth WA

Sola Gratia Country Stay is a modern rustic home, set in the beautiful countryside of Bullsbrook. The home is nestled on a unique block that is set low in the valley with magnificent views of the surrounding hills. It has its own beautiful waterway that is maintained by several natural runoffs, which ensure there is an abundant supply of water all year round. The dam is a beautiful centerpiece to the tranquillity of the property as well as being an attraction to a variety of birds and natural wildlife. The property is 8 acres which include the home, dam, flat lands and a steep hill to the back of the property.

The farm stay offers a great all-around Australian experience, with kangaroos roaming freely in the open fields, and a small hobby farm with ducks, sheep, a donkey and two alpaca. All farm animals are people friendly and enjoy a personal hand-feed.

The owners live on the property, some distance from the accommodation, so can be reached if guests need anything during their stay.

Accommodation Options

For bookings of 1-4 people the Main House will be prepared. For bookings over 4 people, the Entire House will be prepared. Please specify with the owner your requirements prior to arrival.

The Main House is an open living design and includes;
Bedroom 1 - Queen Bed + Single Bed, (x2 adults and x1 child)
Bedroom 2 - x2 King Single Beds & trundles [upstairs in loft], (x2-4 ppl)



The Main home has a large bathroom/toilet, dining, living room and private lounge room with large TV and DVD facilities, also a fully equipped rustic kitchen with scullery. The standard night rate is for x2 people. Additional people are charged once numbers exceed x2 people.

For bookings over 4 (or 2 couples), the Entire House will be prepared which will include the Couples Retreat. This room is separated from the Main House by a door.

The Couple Retreat is a private room
Bedroom 3 - King Bed and Futon, (x2 adults and x1 child)

Teenagers Retreat - this is a room off the garage. It has a double bed, heating/cooling. This room also has the washing machine for the house. (This room is only prepared on request).

Relax and Enjoy a glass of wine and a wood-fired pizza whilst watching the twilight spectacle over the magnificent lake with a background of local kangaroos grazing in the paddock, OR, take the children out on the lake in the dingy and see how many fish and yabbies you can spot.

Self-guided feed ups with the animals are provided, guests can interact with the animals at their own leisure.

Make yourself comfortable in this air-conditioned vacation home, which features a fireplace. There's a private patio. A kitchen is outfitted with a refrigerator, an oven, and a stovetop. Conveniences include a microwave and a coffee/tea maker, and housekeeping is provided on request.

The host requires you complete the following before checking out:
Load and start the dishwasher
Strip any used beds and gather used towels
Remove personal items, remove leftover food and drinks, and take out the trash
Turn off the lights, lock the doors, and return the keys
Bedrooms - Strip white linen from beds and place in baskets provided. Bathrooms - place towels in baskets provided
Kitchen - Ensure dishes are washed, dishwasher stacked and switched on before departing. - rubbish linings from bins in the house put into outside bins. Yellow recycling, Green house hold waste.
Frying Pans: DO NOT put frying pans into the dishwasher, leave soaking if grim is tough to move Oven: Please do not use any abrasive cleaning items on the stove top, Clean & Tidy

Had a wonderful time. Home is beautiful and the perfect getaway. Not from from town. Owners aren't far away and super helpful when needing help with the pizza oven and information about the farm animals that we were able to feed and interact with. Great enclosed area for the dogs. Very friendly people.

Perfect family getway.

We recently stayed at this beautiful family farm stay, and it was truly one of the most memorable experiences we’ve had! From the moment we arrived, we were welcomed with genuine warmth and hospitality that made us feel right at home.The kids absolutely loved getting hands-on with the animals—feeding the chickens, patting the sheep, and collecting fresh eggs each morning was a highlight! There were plenty of open spaces for them to run around.The accommodation was clean, cozy, and had all the essentials for a relaxing stay. We especially appreciated the little touches—pizza oven and fireplace ready to go on chilly nights. It was peaceful, quiet, and a real break from the usual hustle.It’s a fantastic way to disconnect from screens and reconnect as a family. Highly recommend it to anyone looking for a little getaway. We’ll definitely be back!

We held our annual family girls trip at Sola Gratia last weekend and had a ball. 9 adults and 3 infants across 3 generations all loved the farmstay, seeing the animals, hearing the donkey and looking out over the dam in the evenings under the lights. The patio is a great outdoor entertaining area and the pizza oven was a big hit. Karl and Terrina are very approachable and helpful. The house is very clean and well stocked with everything you should need. We had a great stay

Excellent farm stay

A beautiful property with plenty of space for two ore more families. A great space we could all sit in the evening and play games. The scenery is beautiful and the feeding of the animals is an absolute bonus. The owner lives accross from the property and is there if needed but you do not feel overlooked. A lovely lake the kids could also take a boat out on. And plenty of places to walk. All bedding clean and the space was cleaned to a high standard thanks for a fantastic stay. My daughter thoroughly enjoyed her birthday being able to spend it with all the family and the dogs.

Peaceful retreat

We had the most wonderful time at this beautiful home with our family and family friends. We loved sitting outside overlooking the beautiful view, feeding the animals and making pizza in the outdoor pizza oven. Would highly recommend!

Didn't want to leave!

Absolutely stoked we chose this property for a staycation. The house itself is gorgeous and had everything we needed. Our boxer dog Otis also had an absolute ball of a time, and we were comfortable to let him stroll around in secure yard. Addition of farm animals was a bonus. My personal favourite were the geese! We were lucky enough to have a rainy evening as well and I'll be looking forward to come back in winter. Hosts are lovely, and although close to the guest house we still felt it was private enough. Personally glad internet range was low; txts and phone calls we had no issue with service. Will be back for a longer stay in future!! :D

Stayed as a group of ladies for a hens getaway. Really enjoyed the property and facilities. Thought feeding the animals was really fun too! Place is well equipped with plenty of space. Nice beautiful kitchen and everything you would want.

Charming Serenity!

Loved our stay! Lots of room, privacy, serenity galore! All amenities included, bedrooms were really impressive with gorgeous bathrooms, lots of options for dining, indoor or outdoor on the decking overlooking the dam. I enjoyed my yoga practise outside each morning whilst the kids fed the donkey, alpacas and sheep! WIFI was very slow, but worked well on the outside decking and since outdoor areas are abundant with comfortable couches, tables and chairs the kids were happy to watch a movie on the undercover decking area! How's the serenity? WOW!

If you are looking for a place to relax and rejuvenate away from people but within an hour of the city - this it! Set in gorgeous bushland Solo Gratia Country Stay is simply heavenly! The house was perfect for weekend away with my sisters and nieces, with a fully equipped kitchen, ample couches and tvs and the most comfortable beds. The great outdoors beckoned from the doorstep complete with resident animals for the kids (... ahem... and adults) and a gorgeous vista across the dam to the hills where kangaroos grazed, many with joeys in pouches. While the lack of phone and internet may concern some, there is access to Wi-Fi from the stunning outdoor entertaining and relaxing zone. I wish I could live here! Will definitely be back soon.

Amazing country stay

Such a relaxing and beautiful place to stay with your family and pets. The yard is big for your fur kids to roam around and you feel in the now surrounded by nature and a beautiful little lake. Terrina and Karl are so welcoming and really put so much love into this place. A must visit destination on a gorgeous farm. You can also feed the farm animals & do a big walk around the property and there are shops and awesome places nearby. Highly recommended. From Anna and Paul
