The hotel is well located for restaurants in Yarm and Eaglescliffe train station. Other than that the hotel is very basic, the rooms we stayed in were grey, bland and depressing. The basin seemed to have the hot and cold plumbed in the wrong way round and the toilet roll holder kept falling off the wall. The window was half frosted presumably because the view out was on to other buildings. I kept the blind closed. After I checked in and saw the room I tried to reduce the number of days we were staying there however was unable to do so without a hefty fee. Overall, not what I expected and I wont be staying again.
Efficient, helpful and friendly staff from check in to check out. Refurbished bathroom spoilt by damage to panel at side of bath and bottom of bathroom door and bottom of cup(?) stain on wood at side of basin. Room comfortable, clean and quiet.

Comfortable hotel with good spa ( if a bit tired). Easy location for trains, economic
Cold tap in the bathroom didn't work, hairdryer didn't work, the colleague who was travelling with me couldn't turn down the heat in her room so it was a furnace. She was told by reception that they would let maintenance know but it would be 3-4 days before they would be able to look at it - we were only staying 1 night. To top it off, I had a pasta dish in the restaurant for dinner which gave me food poisoning. Hotels in this area are expensive which is why we stayed here - next time I'd spend the money and stay at a Premier Inn.
Started by issuing us with the wrong room (not enough beds) then no towels.
Everything appeared very dated and in need of some TLC.
The bathroom extractor wasn’t working so there was water running down the walls after a shower (probably why the door and frame were delaminating).
The pool had dirty tiles around the outside walls and many of the ceilings around the place were sagging and split.
The evening staff were very slow with everything and had to go find them to be served a drink.
Unfortunately - we also woke up in the night to hear scurrying in to roof!
The young lady on reception appeared mortified when I told her to be fair.
That said - the breakfast was very good!
The place has potential to be very nice, but unfortunately not whilst we were there.

I have stayed here on a number of occasions and normally no issues. Unfortunately during this visit I had two sleepless nights. There was questionable loud rumbling during both nights in the ceiling above my bed, however, when discussed with reception I was informed as there was a flat roof above my room it's was more than likely birds (trees also around the area) and due to the hotel being full they were unable to change my room. The sound really seemed to be coming from the plasterboard ceiling.
